As the best real estate agent in the Dallas metroplex, I’ll help you sell your home for top dollar. Being a local real estate agent means having extensive knowledge of the individual communities that I serve. Beyond keeping up with the changing real estate market, I take time to research property values, understand location as it relates to commutes and things to do in the community, and build relationships within communities that benefit my clients.
Setup a meeting to learn more details about each step of the selling process. In this meeting, we’ll formulate a strategic sales plan. There’ll also be time for any questions you have before beginning the sales process. Give me a call to set an appointment for your seller consultation presentation.
The goal is to get the right offer for you with the highest dollar figure and most favorable terms. We will discuss how to best position your home on the market by strategically highlighting its strengths and understanding any deficiencies. We protect our clients by helping them tell a cohesive story from start to finish. Getting in front of the whole story is what wins negotiations. We have prepared a thorough Pre-Listing Checklist* for you to review to make this a smooth process. (*You’ll receive this, along with other resources, in your Seller Consultation meeting.)
Step 3: Go Live & Showcase
Once your home is ready, we’ll arrange professional photography and showcase every aspect in its best light. At this point, your home is ready to go live on the MLS. Paired with other marketing efforts, we will work to connect with as many buyers as possible. As we receive offers, we’ll set up showings. Each showing gets us closer to the offer you want, and negotiation begins.
As offers come in, we will walk you through the details of each offer. If there are multiple offers, we will assist you in understanding how to consider which may be best suited for you. Then, we will work together to fairly negotiate the offer. When you are satisfied, you will sign.
The offer is pending at this stage. You’ll start packing and preparing for your move.
It’s time to transfer ownership.
The goal is exposure: we want as many eyes on your listing as possible. I’ll cast a wide net to bring in prospective buyers, which includes the following marketing methods:
86% of buyers used an agent to help them purchase a home last year. Many agents and buyers will look online as they begin their home search, and the first impression starts with photos! We use professional photography and stagers to make sure that your home is looking its best. These are included in my service and make the difference in your sale. I have professional photographers who can capture all the right angles to put your house on the must-tour list for prospective buyers. Each picture is meticulously screened for top composition and then professionally edited.
We focus on organizing the schedule to make the home available for as many interested buyers as possible. Once the interested shoppers have seen the home, I’ll follow up with each visitor, get thorough feedback, and fill in the gaps with any facts that may have been missed.
These are some of the most common questions from Dallas area homeowners when selling their home:
Q: How much is my home worth?
A: Your home’s value depends on a lot of factors, including location, condition, upgrades, size, and current market conditions. As a real estate professional, I am an expert at analyzing these factors and staying up-to-date with the Dallas housing market. Give me a call (214.907.7508) or fill out a form on the Home Valuation tab of our site to get a free Comparative Market Analysis.
Q: What are the costs of selling my home?
A: The total cost to sell a home can amount to more than the expected 5-6% in agent commissions. It varies depending on the agreement between the buyer and seller, but typically these are the expenses you may have: home repairs, staging fees, agent commissions, possible concessions to the buyer, closing costs (title insurance, transfer taxes, etc.), home warranty, and in certain cases, capital gains tax. To get a better idea of how this may add up for your home, give me a call.
Q: Should I make upgrades and/or repairs before listing my home?
A: The answer to this depends on a variety of factors, including the current condition of your home, your financial situation, your real estate goals, and demand in the market. In most situations, repairs are always a good idea before listing, as it will help put your home in the best light to get the best price. With upgrades, it’s important to be strategic and understand the ROI for that particular project. Set up a consultation with me to understand what repairs and/or upgrades would provide the most benefit to your sale price.
Q: Should I hire a real estate agent to sell my home?
A: Selling a home is an involved process that requires a high level of expertise and attention to detail. Every step matters to get the top price for your home. Aside from being a real estate agent, I’m well connected in the Dallas real estate industry and will use my expertise to make this process smooth from start to finish. I’ll help you understand your Dallas community’s real estate market, develop a pricing strategy, market your property, and negotiate to get you the best price. Aside from all those benefits, one of the biggest considerations for sellers is the paperwork and legal documents that go along with selling. Working with a real estate agent helps to prevent any legal issues that may arise without this expertise. To set up a seller consultation, fill out a form on this website or give me a call.
Q: How do I handle offers and counteroffers?
A: This is an important part of the selling process, where it pays to have a real estate agent to provide guidance and help you navigate offers. At this stage, we’ll carefully review the details of the offer, including the price, closing date, contingencies, financing, and all terms and conditions. If there are multiple offers, I’ll assist you with comparing the pros and cons of each, and which best aligns with your circumstances. When you receive an offer, you’ll be able to reject it, counteroffer, or accept. We will develop a plan to understand your flexility with counteroffers and where it makes sense to make concessions.
